Position Summary:
Acts as liaison between Broker, Settlement Agent and Borrower to coordinate the earliest closing date available based on compliance wait periods and capacity within the Closing/Doc department. Effectively manage pipeline of closing requests to follow up on information pending that is required to coordinate a successful closing. 


  • Complete file audit for document preparation (i.e., fee audit, vesting, validating cash to close/cash-back, insurance requirements)
  • Communicate with Broker, Settlement Agent, and Borrower as required to ensure all parties are aware of closing status and any outstanding requirements pending to confirm a closing date
  • Collaborate with Settlement Agent to finalize loan fees
  • Confirm closing terms with all parties to ensure Closing Disclosure is drawn accurately
  • Daily pipeline management to include, but not limited to tracking doc drawer headcount and Docs Requested work queue, information follow up with the Settlement Agent, Broker and Borrower
  • Review all proposed closing date request to ensure the date/time can be met
  • Respond to internal and external inquiries on closing date status
  • Issue valid changed circumstance based on fee changes after Final Approval status/prepare CD
  • Assign Doc Drawer based on current workload/capacity
  • Audit and prepare closing documents based on current workload/capacity.
  • Validate loan meets all compliance and regulatory requirements to include but not limited to RESPA, AIR, and MDIA
  • Calculate and confirm principal reductions meet guidelines prior to drafting a Closing Disclosure
  • Confirm all required wait periods are met based on proposed closing date
  • Confirm all documentation and lock expirations will be valid based on the proposed closing date
  • Contribute to process improvement suggestions to promote process efficiency and enhance broker experience
  • Act as a role model of the company’s values, acting in an ethical and professional manner at all times
  • Cross-train on other operational functions as back up support
  • Perform other duties and special projects as required
  • Provide back up support as needed to process required change of circumstances and ensure re-disclosures are processed within the required time frames


  • Working knowledge of FHA/VA/FNMA/FHLMC regulations

  • Minimum 2yrs Mortgage Closing/Funding experience
  • Beginner level of proficiency in Microsoft Office (Word, Excel, PowerPoint) programs
  • Basic compliance skills as it relates to reviewing disclosures, loan terms and other supporting documentation
  • Working knowledge of the mortgage process, including pricing, Re-Disclosures, Loan Set Up and/or Closing
  • Doc drawing/document preparation is preferred but not required
  • Basic knowledge of RESPA 2010, MDIA and Appraisal Independence Requirements (AIR)
